Q: Is the apartment currently rented? No. It is delivered vacant and available immediately (sofort).

Q: What is the energy efficiency rating? Class D, based on a demand certificate (Bedarfsausweis). Primary energy source is oil. Final energy demand: 108 kWh/(m²·a). The building’s heating system is centrally managed.

Q: What is the monthly Hausgeld? €385/month. This covers building maintenance, common area utilities, reserves for major repairs, and building insurance. It does not cover your own electricity, internet, or heating consumption.

Q: Can the apartment be rented out? Yes. The apartment is not subject to a Mietpreisbremse exemption restriction in a way that would prevent rental. Short-term rental (Airbnb-style) is heavily restricted in Berlin and generally requires a special permit (Zweckentfremdungsverbot) — long-term rental is straightforward.

Q: Are there any pending special assessments (Sonderumlagen) or major repairs planned? The roof was renewed and insulated in 2011, the façade restored in 2020. The owner community maintains regular reserves. Current minutes of the owners’ association meetings (Eigentümerversammlung-Protokolle) are available on request.

Q: How was the price determined? Based on comparable sales in Bergmannkiez over the past 18 months for fully renovated maisonette apartments with private outdoor space, adjusted for size and condition. Comparables available on request.

Q: Do I need to speak German? For this transaction, no. The contract will be in German (legal requirement) but a certified translator or bilingual lawyer can attend the notary appointment with you. Day-to-day life in Bergmannkiez is very international — most cafés, doctors, and service providers in the area work in English.
